Investor NO MONEY DOWN
For many years, I taught “No Money Down” seminars all over the country and it was always a difficult subject for people to grasp. It always entailed some very complex creative financing that most people either couldn’t understand or they could not get a seller to agree to the terms. This makes “true” No Money Down deals very difficult to accomplish for the less experienced investor. At least this is the perception of most investors. I believe that in this unsure economy, real estate will go back to “affordability” meaning that the safest bet now and in the future will be the first time buyer- lower priced- mom and pop- bread and butter housing that exists across the USA. There is a big push for urban renewal in many of our major cities. We steer clear of war zones, but we are looking for those areas that are down but moving up. This is the ideal area to invest into and realize great profit down the road. The Government typically offers programs that assist these people in the purchasing of homes and these properties always rent very well. This also opens the door for lease options and creative financing for you the owner and seller.
