IRA and 401k Investments
We specialize in the facilitation of investments (with double digit return potential) from your IRA, 401k, other approved retirement accounts, home equity, non performing assets, or cash on hand. This can be done without penalty and many times tax free (Roth) if done properly with the right professionals. We specialize in putting the experienced investor with the less experienced money investor for mutual benefit. Each party receives a partnership interest that carries high double digit return potential. The process of raising capital through individual investors in a limited partnership arrangement is sometimes called a "private placement" which is federally regulated. What is a private placement? Imagine a group of five investors got together and each of them had 100k to invest however they weren't very knowledgeable. One had money in an IRA, one had non performing stocks, one had a home equity credit line, another had money in a mattress and the last one had none but he did have a partner with funds. What would they do? They would seek out someone with experience and knowledge correct? Now, if they were going to invest their money into something, what would it be? What are some of the main reoccurring expenses you as a consumer spend money on right now?

Real Estate Development
If these investors want to invest their $500,000 into Real Estate, where is the highest profit made in real estate? Is it the single unit you buy and sell or is it the developer who actually builds the property- the developer, right? Well how do five "beginners" develop real estate? Well they must find a developer who will partner with them. A large builder wouldn't have interest in this partnership but they could buy stock in the development company. But that doesn't make them developers and stock can be a very volatile investment. So if they find this developer who agrees to a partnership, they must now locate a piece of property, which would be the developer's job. Say they acquire 10 acres to build 10 homes. The 500k could be used to pay for the property, subdivide the land and get the infrastructure, roads and utilities, installed. Then "vertical" financing can be obtained to build the homes using the land as collateral. All of the parties create a partnership whereas the five investors who are money partners are limited partners (own the land by deed) and the developer is the general partner (makes project decisions and develops). This arrangement is sometimes called a "private placement." The returns for the money investors are generally in the range of 25-40% annually. They get paid like a developer without having the knowledge. There is typically a "priority investor return" agreement whereas all limited partner's principle is returned prior to any profits being paid out to any partners. Private or hard money lending
Now what if these investors wanted to be in the mortgage business? They could get a license and become mortgage brokers but that doesn't make them actual lenders does it? They could however become hard money lenders. Hard money loans are loans that are used for short term (6-12 months) and are loaned at high interest rates (10-15% APR) and the risk is minimal since a real estate property generally secures the money through a first mortgage. The issue would be to know how to become a hard money lender. They would also need someone on the ground with a network of borrowers ready to borrow. It would also require significant knowledge of the market, values and renovations. Did I mention that no license is needed to be a hard money lender?
